What is the buildability of a land

The buildability of a land, what is it

The buildability of a land refers to the total square meters covered that can be built on a certain plot. It would be about the possibility of building on land according to the urban planning regulations that are in force. In this case, it is the municipalities or the community itself that determine the buildability of a plot. These will determine the urban norm.

When you are thinking of buying a piece of land, the current seller will know if the land is buildable or not, but we always recommend going to the town hall of the municipality where the land is located to request an urban planning certificate. In this card will appear all the necessary data such as the percentage of m2 of roof / meters2 of floor.

 

Example of percentage of buildability of a land

Let's see with an example the type of formula or percentage that can be seen in these cases. If the buildable area were 0.5m2 of roof of 600m2 of soil, 50% of the total surface could be built, about 300m. In another case of 500m2 that its percentage of buildability was 2m2 of roof for each meter2 could be built up to 1,000m2. Types of buildability of a land

Net buildability

This type of buildability is related to the plots that have already been classified as buildable, that is, they have very detailed planning that establishes their building conditions. And of course, remember that for the land to have this classification it must be located in an urbanized area. 

Therefore, we are talking about a land that has urban services such as sanitation, electrical system, road access and water. 

Gross buildability

This refers to an object of urban planning and is also called zonal buildability if it corresponds to an area of land that in the future will undergo an urban transformation.

This type of land buildability corresponds to an area of land that in the future could undergo an urban transformation. This type of buildability usually affects developable land (a transitional land regime). The common thing is that it is considered as such until the moment arrives in which it becomes urban land, either through a reparcelling project or through a partial plan.

Factors that affect the buildability of a piece of land

There are factors that affect the buildability of a land, ergo, also affect its value:

The first factor is the location of the land, since in more urban environments it is regulated with higher rates of buildability
Another factor is the one that has to do with the land uses admitted by the planning (if it is industrial planning, residential, private facilities, etc ...). The plots that are more versatile have higher values and coefficients.
Another factor is the conditions of the building, such as the alignments of the street and the building, the regulating height, the setbacks, the buildable depth, the qualities of construction, etc ...
